How do I upload a document?Portal
Go to Documents, find the pending requirement and click it. The panel on the right shows the button to upload the file. We accept PDF, JPG and PNG.
How do I know what stage my operation is at?Process
In Operations each operation shows its current stage, a one-line status in plain words, its progress and the history of stages with the comments the JaniyuHome team leaves you. What each stage means is in The stages, explained on this page.
Can I start a new operation myself?Process
Yes. In Operations, press + New operation and fill in the property, the financing and the entity. It shows as New while our team reviews and qualifies it. Submitting has no cost.
What happens when I accept a Term Sheet?Term Sheet
We record your decision and notify the lender, and the operation moves to the Lender process: underwriting, appraisal & title and closing. Accepting does not confirm the loan — the lender gives final approval at Clear to Close. If you decline, tell us why and we'll negotiate an adjusted offer.
My operation says “Not qualified”. What now?Process
It isn't the end. The team sends you the reason and the recommended adjustments. Apply them with Update my operation and we review it again; if it fits, it goes back to the standard track.
What if I don't understand a requirement?Help
Write to us from Messages. When you open the inquiry you can say whether it's about an operation, a service or something general, and the team replies in that same thread.
Can I have more than one LLC?LLC
Yes. You can have several LLCs linked to your profile, each with its own documents, operations and co-owners. The ones you add yourself stay Pending verification until the team confirms the details — you'll see their stages on the card.
Who can be a co-owner of an LLC?LLC
Only someone who is a real co-owner of that entity and will take part in the operation with their credit information. It isn't for employees, relatives or friends without ownership in the LLC. Each co-owner has their own personal documents to upload.
How long does the process take?Time
It depends on the type of operation, how quickly the documents come in and the lender's response time. That's why the portal shows you the up-to-date status at all times instead of a fixed date.
How do I sign in? I don't have a passwordAccess
There's no password. You request an access link, it arrives at the email in My Account, and you enter it together with your personal access code — the one we show you only once, the first time. Keep it somewhere safe. If you change your email, the next link goes to the new address.
Is the credit score I enter the final one?Details
No. The one you enter in My Account is the one you declare. The lender runs a credit pull to verify it before it's used in an operation.
